As part of a vast nine-county “Nature Coast” region, Pasco County is known for its spectacular sunsets, welcoming small communities, and premier recreational amenities. The area supports a flourishing business sector, but it also opens its doors to thousands of tourists and winter visitors drawn to the bay climate, waterfront views, and relaxed pace. Ranking among the nation’s fastest-growing counties, Pasco offers some of the lowest taxes and most attractive home values in the Tampa Bay metropolitan region.

Many corners of the county still rely heavily on agricultural revenue as they preserve the heritage of the region’s rural roots. In addition to St. Joseph’s title as  the “kumquat capital of the world,” other mainstays include cattle, cash crops, and greenhouse foliage. The county seat of Dade City anchors the region with highly developed amenities, from cultural and entertainment attractions to private schools and college campuses.

Millions of dollars in transportation improvements are greatly expanding the opportunity for commercial and industrial growth in Pasco County. An entire network of fine healthcare facilities include the Community Hospital of New Port Richey, North Bay Medical Center, Pasco Regional Medical Center, and East Pasco Medical Center. Abundant new-home communities, lower prices, and comfortable commutes are making Pasco County a focal point of interest in the Tampa Bay region. Pasco County falls into quadrants that offer quick commutes to key employment centers. The southwestern sector is just north of the Pinellas County line, while central Pasco County reaches toward the Hillsborough County borders. The beautifully restored 1909 Pasco County Courthouse serves as the historic centerpiece for this charming town. Dade City provides urban advantages to many of the small towns in eastern Pasco County, offering a renovated main street district as well as a respected antiques center, the Florida Pioneer Museum, good schools, major institutions of higher education, and a lively community spirit. Community and school events play an important role in daily life, as friends and neighbors work together to maintain a high quality of life in the hub of Pasco County. Just six miles outside of Dade City is the small, friendly community of St. Leo, anchored by Florida’s first Catholic college. Both communities enjoy easy access to Interstate 75, the gateway to a world of entertainment, shopping, dining, and recreational opportunities in Metropolitan Tampa.

Experiencing a surge of new growth, the community of New Port Richey has developed along the tranquil waters of the meandering Cotee River that meanders through the town center. The city is the largest in Pasco County, although the population remains modest when compared to a major urban center. Like many of the towns in Pasco County, the local business district is enjoying a revitalization that has included new streetscapes, a wide variety of crowd-pleasing events, and the added attraction of charming retail shops. Diverse home styles are available in distinctive neighborhoods featuring lanes lined with elegant estates that command fairway views or executive homes on sweeping lots that showcase lush greenery and meticulous landscaping.

Distinguished as one of the earliest settlements along Florida’s Gulf Coast, the historic community of Port Richey straddles both sides of the Pithlachascotee River. Claiming more waterfront than any other town or city in Pasco County, the city maintains four parks that provide a myriad of opportunities for outdoor recreation and relaxation. Boat ramps and beaches are included in the amenities. The waterfront park features a nostalgic boardwalk that harmonizes with the town’s charm. New Port Richey, the largest city in Pasco County, serves as a “sister city” to Port Richey and adds convenient services and amenities for a convenient and livable small-town lifestyle.

Northeastern Pasco County boasts the stunning Lake Jovita Golf & Country Club, surrounded by magnificent master-planned communities that excel in natural beauty and quality craftsmanship. Within the community of San Antonio in the Greater Dade City area, this premier recreational amenity has driven a surge of new construction. Claiming the only municipal airport in Pasco County, Zephyrhills is a growing semi-rural city that touts itself as the “City of Pure Water” and also the “Friendly City.” Zephyrhills Bottled Water, pure spring water drawn from wells and sold around the world, is one of the area’s claims to fame. Zephyrhills offers the vistas of hills and gentle breezes off the Gulf of Mexico from its vantage point northeast of Tampa. Careful planning by local leaders has enabled the community to graciously welcome nearly ten times its permanent population when the winter visitors arrive each year. The downtown district is continuing its revitalization program, and a new industrial park is well positioned to encourage quality economic development. The park is ideally located at the municipal airport, enabling it to support for one of the largest skydiving centers in the nation.



Lake Jovita
Anchored by the Lake Jovita Golf and Country Club, this pristine residential area blends country serenity with small-town charm just 35 minutes from metropolitan Tampa. Ideally located just five miles from Interstate 75, the community is equally accessible to the county seat of Dade City. This charming and intimate community offers sophisticated services as well as a famous antiques district, fine eateries, and charming boutiques. Premier recreational advantages, lakefront vistas, and the slower pace of a truly scenic environment add to the quality of life.

Land O’ Lakes
Nestled in an area graced by the natural beauty of more than 100 bodies of water, the appropriately named Land O’ Lakes community offers an ideal harmony of leisurely country living with the added conveniences and amenities of a larger metropolitan area.
