Quality of Life
One of the most unique communities in Georgia, Dawson County is a rapidly growing area with a hometown atmosphere and all the conveniences and amenities of city living. The region features wonderful attractions such as a premier outlet shopping center, golf course living on Lake Lanier, Thunder Road USA, colorful annual events, and a calendar filled with social and civic functions. Dawson County has managed to preserve the natural beauty and slower pace of its rural setting as well as the intimacy of a small-town spirit. Pastoral settings create a scenic backdrop for beautiful homes in and around Dawsonville. Nearly 50 miles of the 38,000-acre Lake Lanier shoreline grace the southeastern boundary of Dawson County, providing peerless views for residential development and outstanding opportunities for fishing, water sports, and outdoor enjoyment.

Dawson County stretches from Springer Mountain where the Appalachian Trail has its southern terminus to the shores of Lake Lanier to encompass rolling rivers, mountain views, and fertile farmland. The crowning glory is Amicalola Falls State Park, showcasing the highest falls in Georgia at nearly 730 feet in elevation. Burt’s Pumpkin Farm is a regional attraction, inviting families to enjoy a sea of pumpkins and holiday magic with the Appalachian Lights. The Kangaroo Conservation Center is the largest collection of these fascinating animals outside Australia. An 18-hole golf club, lush parks, recreational programs, beautiful new residential construction, historic sites, and a strong legacy of volunteerism add to the quality of life.

Services
Anchored by the city of Dawsonville, serene Dawson County offers a prime location near major thoroughfares like Windward Parkway and Route GA 400 as well as premier recreational destinations like Lake Lanier and the North Georgia mountains. Educational opportunities are underlined by the Dawson County School System, large enough to offer a comprehensive curriculum but small enough to ensure individualized attention and a nurturing learning environment. The local chamber of commerce is one of the nation’s first to initiate a online academy where students can choose from hundreds of courses, some leading to certification. Opportunities for higher education close to home include Lanier Technical College, Georgia State University, North Georgia College & State University, Brenau University, Piedmont College, and the newly formed Southern Catholic College in Dawsonville.

Chestatee Regional Hospital in nearby Lumpkin County provides a state-of-the-art healthcare facility that offers a comprehensive array of routine and specialized services. This 49 bed facility provides the personalized care that residents expect from a community hospital and the advancements associated with a major metropolitan area facility. Exceptional physicians and a well trained medical staff oversee a long list of services and specialties that include a birthing center and a leading-edge imaging center. Other healthcare resources within the county include rehabilitation and assisted living centers, skilled physicians, surgeons, chiropractors, and counselors in private practice; a neighborhood healthcare center, and a family medicine clinic.

Residents enjoy an 18-hole golf course, more than 140 factory outlet shops at a booming retail center, and one of the nation’s most unique wildlife preserves. The Kangaroo Conservation Center invites visitors to learn about kangaroo biology and husbandry as they view animals in the Outback on this 87-acre preserve nestled in the picturesque Southern Appalachian Mountains. Newcomers can choose from well-kept older homes in the heart of the city or any number of beautiful new developments that dot the surrounding countryside.
